Design-Build Construction Explained


1. Owner Selects Design-Builder

First, the owner selects a design-builder. If the project is taking a progressive design-build or design-assist approach, the design-builder is chosen before any planning or design has happened.

2. Planning and Design

Next, the owner’s needs & wants are articulated, based on their vision, goals & budget; then together, the team creates a detailed design, based on these criteria. Communication remains open between the design-builder and the owner throughout the process, keeping misunderstandings and rework to a minimum.

3. Setting a Guaranteed Maximum Price (GMP)

Once project design details are in place, the design-builder seeks bids from subcontractors and trades to create a guaranteed maximum price (GMP). They then deliver it to the owner for consideration, and negotiations and design tweaks are made as needed to get the GMP and the project to the right place.

4. Construction

Construction can begin once the GMP is agreed upon and the design is finalized.

• Teamwork:

The design-build team and the owner are in this together, and they have the same goal – to complete a successful project that meets or exceeds the owner’s expectations. When projects encounter challenges (and there are always challenges), pointing fingers is not an option.

• Total accountability:

One entity, the design-builder, is accountable for the entire project. When the same group that designs the project also builds the project, much more attention is given to the details. The costs of all aspects of the project are taken into account early on in the process. This allows frequent evaluation by the owner to pursue additional scope or rethink a current solution.

• Continuity:

A design-build firm is involved in the project from initial concept to completion, which adds inherent efficiency and effectiveness to the process. Design-builds utilize a project leader who leads the design team during design and is the point person during construction as well. This project leader becomes the glue that holds the team together as well as being a reliable communication terminal for the owner.

• Owner Involvement:

Design-build operates under the assumption that the owner wants to be an active participant in their building project.

• Collaboration:

Unlike projects that are delivered where the designers and contractors have separate agreements with the owner and have no partnership with each other, design-builder projects remove all finger pointing. The design-builder has one master agreement with the owner. With design-build the owner retains total control over the project.

• Communication:

All pricing is completely transparent in design-build. This allows the owner to make educated real-time decisions during the design and construction. Other delivery methods often hide costs or wait until an issue arises before budget concerns occur. Design-build creates transparent communication environments not because design-builders say what everyone wants to hear, but because they say what everyone needs to hear.
